Escape the cheap-lead trap
In real estate the most expensive thing is a cheap lead: wrong budget, wrong district, “just looking” traffic. Without budget range, area/project and timing fields, leads rarely close.
Track appointments and deposits, not CPA alone. A $3 lead with zero meetings is expensive; a $15 lead that books a tour is cheap.
Sell a life, not only a facade
Facade shots are not enough. Transport, fees, delivery date, unit tour and a clear price band build trust. “Book a tour today” beats a vague “call now”.
Use Google for project + district intent; Meta for lookalikes and video tours. Do not force one message on both — search is hot, social is discovery.
The first 15 minutes
Speed wins real-estate leads. Forms not called within 15–60 minutes go to competitors. Open WhatsApp + call + CRM task together; a solo spreadsheet is not enough.
For after-hours leads, send an auto confirmation and put them first in the morning queue so night demand does not go cold.
Filter fakes and duplicates
Drop same-day duplicate numbers, disposable emails, odd country codes and five-second form fills. Junk leads kill sales energy.
